Underwriting is an art and a science.

The science part can be overwhelming and the art can be confusing.

I know this because this is how I felt when I first started underwriting many years ago…

Over the years, I have seen many deals go sour and they have three things in common:

• (i) aggressive underwriting,
• (ii) mismanagement or lack of focus on operation, and
• (iii) misalignment between the business plan and the debt structure.

I have also had many calls with passive investors going through capital calls, failed deals, or distressed deals.

I realized that I cannot prevent this pain from occurring but what I can do is limit it spreading by teaching investors new to the space how to effectively and efficiently underwrite multifamily deals by bringing my experience as an active investor in the space and my commercial lending background while simplifying the process and the lingo in plain English.
